Leasing

Professional photos, a listing on every major portal within 48 hours, showings seven days a week. Eleven days from listing to signed lease, on average, over the last twelve months.

Screening

Credit, income at three times the rent, the last two landlords, and eviction history on every adult. The same criteria for everyone, written down, applied in order.

Rent collection

Tenants pay online, due on the 1st. Late on the 5th means a notice on the 6th, without you asking. You see the payment the moment it lands.

Maintenance

A vetted bench of plumbers, electricians and handymen, billed at their invoice, not ours. Anything over $400 gets your approval first, by text, with a photo.

Monthly statements

    Apply

    One application per adult, $35 each, and that is the only fee. We check credit, income at three times the rent, and your last two landlords. Complete application in, decision within 48 hours.

    Sign and move in

    Sign online, pay first month and deposit, pick up keys at the office. You get a move-in checklist with photos, so the deposit conversation at the end is a short one.
