14 Larkin Street, Unit 3
Renovated this summer: oak floors, a new kitchen, south-facing windows, and a landing you'll actually use.
Keystone manages 240 doors across Hollins Ferry and the towns around it. Owners get a statement on the 3rd and fees stated in numbers. Tenants get a phone that's picked up at 3 a.m.
One manager for your building, not a queue. We lease it, collect the rent, take the 2 a.m. calls, and send a statement you can read in a minute.
Every unit gets a walk-through with a checklist before it's listed. Apply in a day, hear back in two, and when something breaks there's a real person on the line.
Most owners come to us after a year of doing it themselves. This is the part of the job we take off your calendar.
Professional photos, a listing on every major portal within 48 hours, showings seven days a week. Eleven days from listing to signed lease, on average, over the last twelve months.
Credit, income at three times the rent, the last two landlords, and eviction history on every adult. The same criteria for everyone, written down, applied in order.
Tenants pay online, due on the 1st. Late on the 5th means a notice on the 6th, without you asking. You see the payment the moment it lands.
A vetted bench of plumbers, electricians and handymen, billed at their invoice, not ours. Anything over $400 gets your approval first, by text, with a photo.
Rent in, repairs out, net to you, receipts attached. In your inbox on the 3rd, in your account by the 5th. Year-end summary and 1099 in January.
Rare, because of the screening. When one is unavoidable we serve notice, file, appear, and coordinate the turnover. You don't go to court.
of collected rent. That's the management fee. If the unit sits empty, so does our invoice. Everything else is on this list, and there is nothing that isn't.
Every owner gets the same three-line statement on the 3rd of the month: rent in, repairs out, net to you. Receipts are attached, not summarized. If a number is going to surprise you, your manager has already left a note under it.
Out-of-state owners tell us this is the reason they stay. They read it on a phone, on a train, without opening a spreadsheet.
Ask for a sample statementEvery listing here is real and current, and was walked through with a checklist before it went up. The rent is the whole rent. No processing add-ons, no surprise pet rent after the tour.

"Our last company charged us $85 to change a hallway bulb, then added fifteen percent on top. Keystone sent the receipt. It was eleven dollars."
